A builder's sales counselor is friendly, helpful, and not working for you. That's not a knock on any one builder, it's just how the job is built. The contract in front of you is written by the builder's attorneys, for the builder. None of that makes new construction a bad choice. It just means you need someone in the room who works for you.

In most cases yes, especially early. Reach out before you sign anything or make a visit official with the builder's sales office.

Do I have to use the builder's preferred lender?

No. You're free to shop for financing elsewhere, though builder incentives sometimes make their in-house lender worth comparing, not automatically choosing.

Does a brand-new home really need an inspection?

Yes. New does not mean finished correctly. An independent inspection during construction and again before closing catches issues while they're still cheap to fix.

Which upgrades are actually worth paying for?

It depends on the home and the community, which is exactly why we go through the options list together before you sign anything at the design center.

What happens if the builder pushes the closing date?

It happens more than buyers expect. I help you understand what's normal, what's negotiable, and what protections are already sitting in your contract.

Does it cost me anything to bring you in?
